If you want real wood, engineered hardwood is the right option for a dry, properly moisture-tested basement. If water risk is the primary concern, LVP is the safer choice.

Michigan basements present three challenges that don't exist above grade: concrete slab moisture vapor emission, seasonal humidity swings of 40–60 percentage points, and the risk of water intrusion from Michigan's freeze-thaw cycles. Any flooring installed below grade must handle all three.
Concrete slabs never fully dry — they emit moisture vapor continuously, even in "dry" basements. In summer, warm humid air enters the basement and condenses on the cool slab. In winter, the slab dries out as the furnace runs. This constant moisture cycling is what destroys solid hardwood below grade.
The good news: engineered hardwood and LVP handle these conditions well when installed correctly. Here's exactly what works.
Never select a flooring product before testing your slab. The test result determines which products are safe to install.
Required by most engineered hardwood manufacturers. The only test that measures moisture inside the slab, not just at the surface.
Good for a quick check but not sufficient for hardwood installation decisions. A dry plastic sheet does not mean the slab is safe for engineered hardwood.
QHM Assessment
The safest choice for any Michigan basement. SPC core is rigid and dimensionally stable — handles Michigan's 20–80% RH seasonal swings without gapping or cupping. Brands: Axiscor, Wilson Morgan, Provenza MaxCore. Looks like real wood, feels comfortable underfoot, and will never be damaged by a minor water event.
QHM Assessment
Real wood look and feel in a dry, moisture-tested basement. Must be glued down with a urethane adhesive (Bostik Best, Sika T-55) over a moisture barrier. Slab must test below 75% RH (ASTM F2170). Brands: Preverco Flex19, Mullican Castillian, Sheoga Engineered. Not for basements with any history of water intrusion.
QHM Assessment
Softer and warmer underfoot than SPC. Slightly less dimensionally stable — can expand in extreme heat. Good for finished basement living areas where comfort matters. Brands: McMillan, Homelike, LW Flooring.

We have seen hundreds of solid hardwood basement failures in Michigan. The seasonal humidity swings cause cupping in summer and gapping in winter — even in "dry" basements. We do not recommend solid hardwood below grade under any circumstances.
Must read below 75% RH. If above, install LVP instead — do not proceed with engineered hardwood.
Slab must be flat within 3/16" over 10 feet. Grind high spots; fill low spots with floor-leveling compound. Engineered hardwood glued to an uneven slab will crack at the joints.
Roll on a moisture mitigation membrane (Bostik MVP, Sika MB) if slab RH is 75–85%. This adds a layer of protection but does not replace moisture testing.
Let engineered hardwood acclimate in the basement for 5–7 days before installation. The basement must be at its normal living temperature and humidity during acclimation.
Use Bostik Best, Sika T-55, or equivalent urethane adhesive. Trowel to manufacturer spec. Do not float engineered hardwood in a basement — glue-down only.
Leave 3/4" expansion gap at all walls and vertical obstructions. Cover with baseboard or quarter-round. Engineered hardwood still moves — it just moves less than solid.
Yes — engineered hardwood glued over a properly moisture-tested concrete slab performs reliably in Michigan basements. Solid hardwood is not recommended below grade. LVP with an SPC core is the safest choice for Michigan basements with any moisture history.

The ASTM F2170 in-situ probe test is the gold standard — it measures relative humidity inside the slab. For engineered hardwood, the slab must read below 75% RH. The plastic sheet test is a quick screen but not sufficient on its own.
SPC LVP runs $2–$6/sq ft for materials plus $2–$4/sq ft for installation. Engineered hardwood runs $5–$15/sq ft for materials plus $3–$6/sq ft for glue-down installation. A 1,000 sq ft basement typically costs $4,000–$10,000 installed for LVP, or $8,000–$21,000 for engineered hardwood.
